CONTRACT LISTING TERM: This agreement will be effective for a period of 150 days, beginning at 12:00 PM, Arizona Time, on the calendar day the agreement is authorized by Broker (“Effective Date”), Line 376. This Agreement shall expire at 11:59 AM, Arizona Time, on the calendar day which is 120 days from the Effective Date.
LIMITED DUAL AGENCY: If Broker produces a ready, willing and able purchaser in accordance with this Agreement, Owner consents to limited dual agency and agrees to compensate Broker 3.5% of the purchase price.
If Owner finds the Buyer through a personal source (friend, co-worker, neighbor, etc.) and when another real estate broker is not involved, Seller will compensate Broker 1% of the purchase price.
CANCELLATION: Seller may cancel this contract at any time, under the following conditions and owe nothing. 1)seller cancellation request must be in writing with all sellers’ signatures. 2) seller may not cancel this contract when an offer has been presented and the seller has not replied in writing to the party making the offer. 3) seller may not cancel this contract if the property is under contract.

Commission rebate is not available where prohibited by law.
Commission rebate is subject to adjustment or cancellation if the commission received from the cooperating broker is 1% or less of the property sales price, the commission amount provided changes after the signing of this agreement or must be shared with additional parties, or if the Broker is prohibited from distributing the commission rebate.
Lender approval is required for commission rebates. In some circumstances buyer’s lender may not allow buyer to receive a rebate and the Broker cannot guarantee that all lenders will allow 100% distribution of the rebate—as a result, the Broker strongly recommends that Buyers discuss with their lenders, in advance, the anticipated receipt of the commission rebate.
Unless agreed to in writing the Broker will only issue a rebate/refund to the person(s) and/or entity listed on the purchase contract. The commission rebate can only be used to cover closing costs or to increase the purchase price. No cash back will be provided to buyer at close of escrow.
Rebate is subject to 10 property views. Buyer can select and choose which properties they would like to view, to qualify for this rebate, the limit on number of properties is 10 and the buyer’s agent discretion.
Rebate is subject to one transaction, one escrow. If the the transaction is cancelled for any reason, the rebate is void.
